What actually happens, in order

A California residential transaction runs on a schedule with real deadlines. Here's the shape of it, so nothing lands as a surprise.

01

First conversation

What you're looking for, your timeline, and what's realistic in your price range. No commitment, and no pressure to sign anything at this stage.

02

Search or prepare

Buyers start touring with a shortlist built around actual criteria. Sellers get a pricing analysis and a punch list of what's worth doing before we photograph.

03

Offer and negotiation

Price is one term among many. Timelines, contingencies, repairs, and closing costs all move, and a well-structured offer often beats a higher one.

04

Escrow opens

Your deposit goes to a neutral third party and the clock starts. This is where deadlines begin to matter, and where I do most of my work.

05

Inspections and disclosures

Buyers get the property inspected and review the seller's disclosures. Findings can reopen negotiation on price or repairs. Sellers disclose what they know, fully.

06

Contingencies release

Once you're satisfied with inspections, the appraisal, and your lender's approval, contingencies come off. After that your deposit is genuinely at risk, so we don't rush it.

07

Final walkthrough and signing

A last look to confirm condition and agreed repairs, then signing with the escrow officer or a mobile notary.

08

Recording and keys

The deed records with the county and the transaction is done. Keys change hands, usually the same day.

About Jess

I've held a California real estate license since 2015. In that time I've worked with first-time buyers who needed everything explained twice, sellers who had lived in the same house for thirty years, and investors who wanted the spreadsheet before the tour.

What they had in common is that the transaction mattered more to them than it did to anyone else in the room. That's the part I take seriously. You're making one of the largest decisions of your life, and you deserve someone who returns calls, explains the paperwork, and tells you when something looks wrong.

I'll also tell you when a house isn't right, or when now isn't the moment to sell. That costs me commissions occasionally. It's also why most of my business comes from people I've worked with before.

The best outcome isn't always a closing. Sometimes it's talking someone out of a mistake.
